BUILDERS RISK INSURANCE

Home insurance, also known as homeowners insurance, is a type of insurance policy that provides financial protection for your home and belongings in the event of damage or loss due to covered perils. It typically covers the structure of your home, detached structures on your property, your personal belongings, and your liability for injuries or property damage to others.

Wooden Furnitures

Coverage extends to the building or structure under construction, materials on-site, and temporary structures like scaffolding and fencing.

Finishing Touches

Common perils covered include fire, lightning, theft, vandalism, windstorm, hail, and collapse.

Buying a House

Policies may also cover expenses not directly related to construction, such as lost sales or additional interest on loans, if property damage causes delays.

Who needs Builder Risk Insurance

Anyone with a financial interest in a construction project, including owners, contractors, developers, architects, engineers, lenders, and subcontractors, should consider builder's risk insurance. In some cases, the policy may be required by law or to secure financing.

What Home Insurance doesn't cover

Existing structures: Typically excludes coverage for existing buildings on the property where construction is taking place. Wear and tear: Does not cover damage from normal use, rust, corrosion, or faulty maintenance. Earth movement and flood: Often excluded, but additional coverage can sometimes be added by endorsement or separate policies. Acts of war or terrorism: These are typically not covered. Faulty design or workmanship: Does not cover the cost of repairing or correcting defects in design or construction itself. However, resulting damage to other property due to such defects might be covered by an "ensuing loss" provision. Employee theft: Losses due to theft by your own employees or subcontractors are generally not covered.

KEY DIFFERENCES

The main difference between homeowner's and renter's insurance is who owns the property being insured. Homeowner's insurance covers the structure of the home and personal belongings for the owner, while renter's insurance covers only the personal belongings of the tenant and not the building itself.
